Terms and Conditions


  • Minimum two-night stay

  • A guests name list must be submitted to the owners before your arrival. Only guests staying on the property are allowed to be on the property and using the facilities, NO OUTSIDE GUESTS OR VISITORS.

  • LINEN is provided; guests will need to bring a towel for the shower and outdoor spa pool.

  • Smoking allowed outside only.

  • Only guests booked in to be on-premises and do not exceed the number permitted.

  • No loud noise is permitted between 11pm and 7am. Any noise complaints, noise control call-outs or fines will be the responsibility of the group.

  • Strictly no parties. Unless prior approval has been given by the property owners.

  • We ask that beds that have been used during your stay are stripped on departure and dirty laundry put into the hamper provided at the end of the hallway.

  • Please make sure to do the dishes before you leave, return things to where they belong, and to leave the house in a clean, tidy condition.

  • Please sort recycling into it's allocated containers and put landfill waste into the bin provided. We appreciate you using the compost and worm farm bins throughout your stay as well, to minimise landfill.

  • CLEANING: Professional cleaners will come in after your departure.



  • For cancellations outside of 21 days before your arrival (5 pm) there a $20.00 (NZD) administration fee and your deposit refunded, however, if you cancel within 21 days of your expected arrival, one night's accommodation deposit will be retained.

  • If you cancel within 48 hours or in the event of a no show the entire stay will be charged to the supplied credit card.

  • Once you have checked into your accommodation, you cannot amend or cancel your booking.
